Georgia DCA lists the Georgia Dream First Mortgage at 6.000% for a 30-year fixed loan, Peach Select VA at 5.000% for a 30-year fixed loan, and Peach Plus FHA/VA at 6.500% for a 30-year fixed loan. Rates can change; always verify the current DCA page and lender terms.
Do not shop by rate alone
Rate, APR, points, fees, insurance, taxes and cash to close all affect the decision.
A published program rate is not a personal loan quote or approval. Ask a participating licensed lender about eligibility, APR, points, fees, mortgage insurance, down-payment assistance, estimated cash to close, and what can change before closing.
Turn a rate into a housing scenario
Use the rate as an assumption—not a promise.
The affordability and payment tools let you enter a rate assumption and stress-test a monthly housing budget. Actual qualification depends on lender underwriting and the specific property.
